Anthem Real Estate – Market Report Feb. 2012

The Anthem real estate market has really heated up since the beginning of the year.  After seeing the number of homes on market trend up toward the end of the year, we now have the fewest number of homes available since July 2011.  The average sale price, and more importantly the price per sq.ft. are increasing steadily month after month.  If you were waiting to get back into the market now’s the time:  Here are the numbers for February 2012:

Anthem Real Estate – Market Report January 2012

The Anthem real estate market continues to chug along into the new year. note.  The average sales price was down 16% versus December 2011 but this was due to a larger number of homes being sold on the lower end of the price spectrum, as evidenced by the price per sq. ft. holding steady.  The 12 month moving average shows only a slight decrease of 1%.   The number of homes currently on the market continues to diminsh, only 173, less than a two month supply. And the number of homes currently under contract shot up 37% over December.  Year over year sales have fallen by 48%.  But with inventory continuing to shrink, I would still say it looks like the  Anthem real estate market is steadily becoming a seller’s market.  Here are the numbers for January 2012:
