Anthem, AZ Real Estate – Market Report January 2010

The Anthem AZ real estate market was kind of a mixed bag to start 2010. The inventory of homes for sale remained the same. However the Average Sales Price dove sharply. This may be anomaly however, being the first month in several where we’ve seen a dip. The burn rate is still 2 months, and the average days on market is only 79. One of the more interesting and positive statistics is the number of homes currently pending (or under contract). That number rose dramatically versus December and on a Year over Year basis. Based on those statistics we have a traditional seller’s market in Anthem. Anthem’s housing market looks to be once again on stable footing.

Here are the lastest stats for the week ending 1/31/10:

Active Listings: 227 (Same as Dec. ‘09, Down 26% from Jan. ‘09)

Homes Pending: 273 (Up 58% from Dec. ‘09, Up 168% from Jan. 09)

Homes sold in last 30 days: 48 (Down 44% from Dec. ‘09, Up 7% over Jan. ‘09)

Burn rate (Inventory on market / by homes currently under contract) = 2 months supply

Avg. Sale price (Solds): $199,727 (Down 15% from Dec. ‘09, Down 19% from Jan. ‘09)

Avg. price per sq. ft. (Solds): $88.02 (Down $8.76 per Sq. Ft. from Dec. ‘09, Down 14% from Jan. ‘09)

Avg. Days on Market (Solds): 79 (Up 3 days from Dec. 09, Down 32 days, 29% from Jan. ‘09)

A cool place for kids…and adults.

Just down the rode from us here in Anthem is a magical place for kids tucked away north of Adobe Dam, west of the Thunderbird Mountain preserve, and right across from the new Waterworld Safari Waterpark. The place I’m talking about is the Adobe Mountain Railroad Museum.

The museum is located on Pinnacle Peak Rd. and 43rd Ave. It offers free train rides on their miniature trains to kids and adults alike on Saturdays and Sundays between noon and 5 PM.

But where the real action lies is in the museum.

The volunteers there have donated their time and energy to creating a magical atmosphere for little ones, and older ones, who are train enthusiasts.

Last Friday evening I took my son on a special Friday evening ride which include a visit with Santa, all for the price of a toy donation. Not a bad deal.

Anthem AZ real estate – November 2009 market report

The Anthem AZ real estate market had a little hiccup in November. The inventory of homes for sale has increased a bit while the average sales price month over month dropped. However the year to year decrease in Average Sales Price continues to narrow. Which tells us the worst is behind us. The burn rate is still 2 months, and the average days on market is only 73. Based on those statistics we have a traditional seller’s market in Anthem. Anthem’s housing market looks to be once again on stable footing. This does not mean we will not see more foreclosures on the market in the forseeable future, but it looks like the bloodbath of the past three years is finally over. We’ll see how the market holds up through the typically slow holiday season.

Active Listings: 228 (Up 8% from Oct. ‘09)

Homes Pending: 241 (Down 7% from Oct. ’09)

Homes sold in last 30 days: 80 (Down 12% from Oct. ‘09, Up 36% over Nov. ‘08)

Burn rate (Inventory on market / by homes currently under contract) = 2 months supply

Avg. Sale price (Solds): $212,766 (Down 8% from Oct. ‘09, Down 16% from Nov. ‘09)

Avg. price per sq. ft. (Solds): $91.35 (Down $2.92 per Sq. Ft. from Oct. ‘09, Down 10% from Nov. ‘08)

Avg. Days on Market (Solds): 73 (Up 5 days from Oct. 09, Down 38 days, 34% from Nov. ‘08)

Anthem AZ real estate – September ‘09 Market Report…

The Anthem AZ real estate market is still moving along nicely, at least according to September’s statistics. It’s not quite the fevered pitch we saw over the summer, but that should be expected. With kids going back to school the housing market in Anthem typically starts to taper off this time of year. The number of homes actively on the market increased a little while the number of homes that actually closed improved dramatically. And we continue to see the average sale price tick up. Albeit September’s uptick was ever so slight. The burn rate is down to 2 months now, and the average days on market has fallen to 75. Based on those statistics we have a traditional seller’s market in Anthem. Anthem’s housing market looks to be once again on stable footing. This does not mean we will not see more foreclosures on the market in the forseeable future, but it looks like the bloodbath of the past three years is finally over. Time to jump in.

Burn rate (Inventory on market / by homes currently under contract) = 2 months supply

Avg. Sale price (Solds): $229,088.00 (Up .1% from Aug. ‘09, Down 15% from Sept. ‘09)

Avg. price per sq. ft. (Solds): $90.98 (Down $.80 per Sq. Ft. from Aug. ‘09, Down 17% from Sept. ‘08)

Avg. Days on Market (Solds): 75 (Up 10 days from Aug. 09, Down 18 days, 20% from Sept. ‘08)

One of the many things I love about Anthem Arizona is the natural beauty, which includes the mountains. As I was driving to the office the other day I snapped this photo of Daisy Mountain.
