Anthem, AZ Real Estate – Parkside Market Report April 2012

The Anthem Parkside, like the Country Club has been on fire lately as well. The number of sold homes declined up in April, but only because there are so few homes on the market at this time. At this moment there are only 51 homes on the market in Anthem Parkside. Prices are rising by all measures, average sale price is up as well as price per sq. ft. The real tell tell sign of our market improvement is the sale price to list price ratio. The days on market of homes sold also spiked dramatically, a symptom of the demand for homes, regardless of their days on market, and/or if they are short sales. At one point over the past several years buyers steered away from short sales. But because of the scarcity of homes on the market more buyers are opting to go that route. Here are the numbers for April 2012:

Anthem real estate – Market report April 2012

The Anthem real estate market, as well as the valley as a whole, has really heated up over the past six months. The number of sold homes spiked up in April, although the average sale price dipped a little. However, that statistic is volatile from month to month because it is subject to the size of the homes being sold and the price level of those home that do sell in any particular month. The real tell tell sign of our market improvement is the sale price to list price ratio and the 12 month moving average. Both have risen lately. In fact, this is the third consecutive month we’ve seen an increase in the 12 month moving average, signaling a trend in our rising home prices here in Anthem. Here are the numbers for April 2012:

Anthem Real Estate Market Report – Country Club April 2012

The Anthem real estate market, as well as the valley as a whole, has really heated up over the past six months. As you can see from the figures below, although the total number of homes sold in the Country Club in April fell off a bit, the average sale price and more importantly, the average price per square foot of homes sold, continues to increase. Currently there are only 60 homes actively on the market, with 73 under contract, in the Country Club. This is the lowest level of homes on the market we’ve seen in about 6 years. Anthem Floor Plans – The Nicolet

The Nicolet model is a 3 or 4 bedroom, 2.5-3 bathroom home laid out over 2,661 sq. ft. This floor plan includes a 3 car garage and an open great room, kitchen/family room area. In some instances the home has a den/office rather than a 4th bedroom. Upon entering guests are greeted with a view of the home’s back yard covered patio through large rear windows and a sliding glass door, giving the home a very open, airy feel. The Nicolet also had an option of a fully attached casita with a full bathroom at build.

The current market value of the Nicolet model is between $250,000-$327,000 depending on upgrades and location.
